THE ARCHITECTURAL COMMITTEEThe purpose of the Oak Ridge Architectural Committee is to ensure compliance with our community’s deed restrictions and prevent encroaching on the property of others. According to our deed restrictions, “No building, structure or fences shall be erected or constructed on any lot or part thereof conveyed as a separate building site until the building plans, specifications, design, size construction, and location on the property have first been approved in writing by an officer, agent or representative of Oak Ridge Estates, and buyer agrees to abide by set-back designations as to minimum and maximum set-back from front and rear property lines and side lines.” Detailed construction plans should be submitted to a member of the Architectural Committee (see current membership below) along with a check for the appropriate fee.

Back to TopOAK RIDGE ESTATESGeneral InformationLocated in Llano County, this development has about 200 individual property owners and currently about 150 homes, most of which are occupied year-round. Oak Ridge Estates Property Operation and maintenance of the development is carried out by the Oak Ridge Property Owners Association (POA). Authority is provided by the following: Laws of the State of Texas Any property holder may become a member of the POA simply by completing an application. One may be found on the back page of this general information and are available at any POA function. Assessments$20 ANNUAL DUES -- Every Oak Ridge property deed specifies a mandatory assessment of $20 per lot annually. This is one of the lowest assessments by any development anywhere, and is the legal maximum that may be assessed on individual lots. Late payments are subject to penalties, and non-payment will result in liens being filed on the property. This annual assessment is the only source of funding for the upkeep of equipment, grounds, structures, and community facilities within Oak Ridge boundaries. ROAD FUND -- Roads within Oak Ridge are privately owned and maintained by the development. Maintenance includes clean-up (side grass and litter), resurfacing and repair. To accrue funds to meet anticipated road maintenance costs, each property owner is assessed a voluntary $50 annual fee. CAPITAL IMPROVEMENTS FUND -- To accrue funds to meet anticipated capital improvements costs, each property owner is assessed a voluntary $50 annual fee. Common Facilities and ActivitiesOak Ridge offers property owners and renters full use of the park and boat ramp area located adjacent to the Community Center. Guests are welcome if accompanied by a resident. The combination lock numbers on the boat ramp and the rest rooms are the same. This number is published in THE ACORN newsletter and is changed every 3 to 6 months for security reasons. The Community Center is available for residents hosting gatherings of family or friends. Reservations are required and a daily fee is charged in addition to a deposit which is refunded if the Center is left undamaged and clean. Reservations or information may be obtained by contacting the Chairman for the Community Center whose name and telephone number may be found elsewhere in this packet or in the latest edition of THE ACORN Work Days Since the community is responsible for maintaining all common facilities, from time to time owners are asked to participate in a "work day" which includes anything from mowing and trimming roadsides to repairing and painting at the community center. All volunteers are needed and are GREATLY APPRECIATED. Ladies Luncheon On the fourth Thursday of each month, at 12:00 in the Community Center. An excellent time for the Oak Ridge ladies to become acquainted. Please come, bring your favorite salad, and make new friends. Creative Arts The fourth Friday of each month at 9:00 AM in the Community Center. A variety of artistic and/or craft projects for all interests and levels of ability. This is a wonderful day to socialize, work on a project of your own, or learn a new skill. Bridge The second and fourth Thursday of each month at 7:00 P.M. bridge is played at the community center. Call the social chairman if you are interested in playing or in substituting. Special Events Each year a number of special events are planned for the entire community. These range from an Ice Cream Social in the summer to a Holiday Party during the winter. Most of our events take the form of a covered dish supper and until you've sampled the dishes served at these dinners, you really haven't lived! It is sometimes necessary to change the dates for various activities. There is a telephone committee to contact residents regarding the monthly schedule. Please also watch for reminder signs for community events which are located at both entrances to the subdivision. The Governing BoardThe governing body for Oak Ridge Estates is a seven person Board of Directors that oversee the day-to-day operations of the development. Each member is elected to a two-year term at the Annual General Meeting. The Board of Directors internally elect their president, treasurer, secretary and committee chairpersons. The board meets a minimum of four times a year but usually meetings are required more often. These meetings are open to all residents. Board activities and other pertinent information is furnished to property owners through the OAK RIDGE ACORN, a publication furnished to all property owners. In addition to the Board Members, various committees are formed to handle specific jobs or deal with special problems. UtilitiesWater Water for Oak Ridge Estates is provided by Pecan Utilities (598-7511), a private company. Minimum charge is $35.00 per month for the first 2000 gallons. (Additional water costs about $4.95 per 1000 gallons). Water source is from Horseshoe Bay MUD. Initial hook-up fee, at the time of construction, is $750. This includes the meter and a portion placed in escrow for improvements to the fire fighting capabilities within the development. EMS EMS services are provided by the Llano County ESD#1. Fire Protection Fire protection is provided by the Horseshoe Bay Fire Department. The fire station is located just east of the intersection of FM 2147 and Furgeson Road. The cost averages about $20.00 per month and is calculated on the assessed value of your property. Electricity Electrical power is provided by Pedernales Electric Cooperative, Inc. (693-5525). The local office is located on Hwy. 281 North, Marble Falls. Telephone Service Telephone service is provided by Verizon Garbage Service Weekly garbage pick-up is provided by either: IESI 512-282-3508 Cable TV Cable TV is provided by Northland Cable TV of Marble Falls. (693-7500). Lower Colorado River Authority (LCRA) The LCRA has legal control of all environmental aspects affecting the lake and surrounding area. This includes mandating specifications, inspections, and approvals before, during and after construction of all sewage disposal facilities. Structures for habitation must meet all flood plain requirements. The normal water level of Lake LBJ is 825 feet above sea level. Meeting activities are held in the Community Center and include: 1.General Business Either three or four POA members are elected to fill two-year terms on the seven-person Board of Directors. In addition, an overall review of the year's activities is presented as well as, a complete financial report. Plans for upcoming projects are discussed, and comments by the general membership is encouraged. Motions are presented that require the vote of the full membership and any other new business is taken care of at this time. 2.Items of Interest Presentations are made concerning subjects which affect property owners, such as legislation under consideration or recently passed. Representatives of the county and other nearby organizations that impact on Oak Ridge Estates are invited to present information or status of various projects that are of interest to the membership, such as, Emergency Medical Services, Sheriffs Department, Horseshoe Bay Volunteer Fire Department, etc. 3.Dinner The meeting is followed by a covered dish or picnic which gives everyone a chance to socialize with their fellow property owners and neighbors.
